Once floor joists begin to decay structurally, they lose load-bearing capacity and require replacement, a significantly more expensive repair than the crawl space waterproofing that would have prevented the problem in the first place.

HOW WE REMOVE CRAWL SPACE MOLD IN PORTLAND
Step one: identify and address the moisture source. No legitimate mold remediation begins without understanding what caused the moisture problem. WHAT TO WATCH OUT FOR WHEN GETTING QUOTES
Surface-only treatment. Some contractors spray a bleach solution on the visible mold and call it complete. This kills surface spores but does not reach the mold roots inside the wood grain, does not address damaged insulation, and does not prevent recurrence. Ask specifically what is being removed and what antifungal product is being applied.
Remediation without moisture correction. If a contractor proposes mold treatment without addressing the moisture source, the mold will return within one to two rainy seasons. The two must be addressed together.
Unlicensed contractors. In Oregon, any contractor doing work over $1,000 must be licensed. Verify any contractor’s license at the Oregon Construction Contractors Board before signing.
