If your home has active standing water, we install a sump pump system and interior drainage to ensure moisture is redirected away from your foundation before the sealing begins.

The Seal (Encapsulation)

We install a heavy-duty, reinforced vapor barrier across the floor. We extend this barrier up the foundation walls and seal every seam with industrial grade waterproof tape.

Insulation

To control temperature we then spray foam all foundation walls and rim joist. Some opt to have their floor joist insulated as an extra layer of warmth to your floors.

Air & Vent Sealing

To prevent humid Oregon air from entering, we seal off crawl space vents. This stabilizes the temperature under your home and protects your floor joists from rot. We can now install a dehumidifier to maintain the exact moisture level.

Basement Waterproofing FAQs

That is a loaded question. Most crawl space waterpoofers would not hesitate to tell you every home needs to be encapsulated and anything else is wrong and a disservice. We see the value in them and think they are great.

However, what you “need” is entirely subjective on budget, goals, and values. Do you need one? Possibly, but not likely. Do you need to waterproof? In Oregon, it is very likely.

An encapsulated crawl space is able to manage the humidity at 50% because we install a dehumidifier and spray foam the stem walls.

There are tons of claims out there about it helping with indoor air quality to help regulate asthma and allergies. These are big claims that we do not promote. What we do know is this is an excellent solution for many homeowners trying to manage mold, fungus, and other rot issues!

The main reason people do not encapsulate is because of the cost. These can range from $10,000 – $50,000. There are a ton of factors in projects these large.
