Crawl Space Vapor Barrier Installation Portland, OR | Better Basement and Waterproofing

The ground beneath your crawl space releases moisture upward continuously. In Portland, where the soil stays saturated for much of the year and the rainy season runs from October through May, that upward moisture migration is persistent and significant. Without a proper vapor barrier in place, that moisture travels directly into your floor joists, insulation, and subfloor raising wood moisture content, promoting mold growth, and degrading the structural components your home sits on.

A professionally installed vapor barrier is the foundation of any crawl space moisture solution. At Better Basement and Waterproofing, we install professional-grade vapor barriers throughout Portland, Eugene, and Vancouver with properly sealed seams, anchored edges, and liner thickness that actually lasts.

WHAT A VAPOR BARRIER DOES

A vapor barrier is a plastic liner installed across the entire floor of the crawl space. Its purpose is to block moisture from evaporating upward from the soil into the crawl space air. When installed correctly, it dramatically reduces the amount of moisture reaching your floor joists and significantly lowers the humidity level inside the crawl space.

In Portland’s clay-heavy soil, the ground holds water for extended periods during the rainy season. Even on dry days, evaporation from that soil continues. A vapor barrier intercepts that evaporation before it becomes a structural and air quality problem.

A vapor barrier is not the same as crawl space encapsulation. A vapor barrier covers the ground. Full encapsulation extends the liner up the walls, seals the vents, and fully separates the crawl space from outside air. We help every homeowner understand which approach fits their specific situation.

WHAT SEPARATES A PROFESSIONAL INSTALLATION FROM A HARDWARE STORE JOB

This is the question most homeowners have when comparing quotes. The difference comes down to liner thickness, seam sealing, and anchoring.

Liner thickness. Vapor barriers are measured in mils thousandths of an inch. The thin 6-mil poly sheeting available at hardware stores tears easily under foot traffic, degrades faster in moist environments, and does not hold its seal at edges and seams over time. We install a minimum 12-mil reinforced liner on every project. This is puncture-resistant, durable, and designed to remain effective for 20 to 30 years when properly installed.

Seam sealing. Every seam between liner sections must be overlapped and sealed with waterproof tape. An unsealed seam is an opening where ground moisture travels through defeating the purpose of the barrier entirely. We seal every seam on every installation.

Edge anchoring. The liner must be anchored to the foundation walls around the perimeter. An unanchored liner shifts over time, leaving gaps at the edges where moisture enters freely. Proper anchoring is included in every installation we complete.

WHEN A VAPOR BARRIER IS THE RIGHT STARTING POINT

A vapor barrier installation is appropriate when the primary moisture source is evaporation from the ground and there is no active water intrusion or significant mold present.

If your crawl space has standing water, active water entering through the walls, or visible mold on the joists, a vapor barrier alone will not solve the problem. Active water intrusion requires a drainage system and sump pump before the liner goes in. Existing mold requires professional remediation. Our inspection identifies exactly which situation you are dealing with before any work is recommended.

Site preparation. Any existing damaged liner material, debris, or standing water is addressed before the new liner is installed.

Professional-grade liner installation. We install a minimum 12-mil reinforced liner covering 100 percent of the ground surface with fully sealed seams and anchored edges.

Written estimate and warranty. Every project comes with a written itemized estimate before work begins, and every installation is backed by a warranty.
