WHAT A VAPOR BARRIER DOES
A vapor barrier is a plastic liner installed across the entire floor of the crawl space. Its purpose is to block moisture from evaporating upward from the soil into the crawl space air. When installed correctly, it dramatically reduces the amount of moisture reaching your floor joists and significantly lowers the humidity level inside the crawl space.
In Portland’s clay-heavy soil, the ground holds water for extended periods during the rainy season. Even on dry days, evaporation from that soil continues. A vapor barrier intercepts that evaporation before it becomes a structural and air quality problem.

Liner thickness. Vapor barriers are measured in mils thousandths of an inch. The thin 6-mil poly sheeting available at hardware stores tears easily under foot traffic, degrades faster in moist environments, and does not hold its seal at edges and seams over time. We install a minimum 12-mil reinforced liner on every project. This is puncture-resistant, durable, and designed to remain effective for 20 to 30 years when properly installed.
Seam sealing. Every seam between liner sections must be overlapped and sealed with waterproof tape. An unsealed seam is an opening where ground moisture travels through defeating the purpose of the barrier entirely. We seal every seam on every installation.
Edge anchoring. The liner must be anchored to the foundation walls around the perimeter. An unanchored liner shifts over time, leaving gaps at the edges where moisture enters freely. Proper anchoring is included in every installation we complete.

WHEN A VAPOR BARRIER IS THE RIGHT STARTING POINT
A vapor barrier installation is appropriate when the primary moisture source is evaporation from the ground and there is no active water intrusion or significant mold present.
If your crawl space has standing water, active water entering through the walls, or visible mold on the joists, a vapor barrier alone will not solve the problem.
