Ask ten contractors in Portland whether to vent or encapsulate your crawl space and you will get ten different answers, usually shaped by which one they prefer to sell. Ask a contractor who does both at scale and you get a more useful answer: it depends on your specific home, and the honest version of that conversation sounds very different from most sales pitches.

WHAT A VENTED CRAWL SPACE IS AND HOW IT WORKS
A vented crawl space has passive openings in the foundation walls typically screened vents that allow outside air to circulate through the space. The original building science logic was straightforward: moving air removes moisture, so bringing outdoor air in and letting it flow through would keep the crawl space dry.
That theory works in dry climates. It does not work in the Pacific Northwest.
Portland’s rainy season runs from October through May. During that stretch, outdoor air in the Portland area is consistently humid often 80 to 90 percent relative humidity during rain events. When that air flows through your crawl space vents and hits the cooler surfaces inside the wood joists, the ground, the pipes it condenses. You are not drying the crawl space. You are adding moisture to it from a second source, on top of the moisture already evaporating upward from the ground.
This is why so many older Portland homes with passive vents have mold on the joists and elevated wood moisture content despite having ventilated crawl spaces for decades.
A vented crawl space is not automatically a failed crawl space. With a quality vapor barrier, proper drainage, and a sump pump where needed, a vented crawl space can be kept dry and functional at significantly lower cost than full encapsulation.
WHAT AN ENCAPSULATED CRAWL SPACE IS AND HOW IT WORKS
A crawl space encapsulation seals the space completely from outside air and ground moisture. The vapor barrier covers the ground and extends up the foundation walls. The passive vents are sealed. A dehumidifier maintains controlled humidity year-round.
The result is a space that behaves more like a conditioned room than an outdoor environment. Ground moisture cannot evaporate into the space. Outdoor air cannot enter. Humidity is actively managed.
This is a genuinely better moisture management system than a vented crawl space in most conditions. The question is whether the improvement justifies the cost difference which in Portland can be $10,000 to $25,000 or more compared to a well-done vented system.
THE HONEST COMPARISON FOR PORTLAND HOMES
What a vented crawl space with proper waterproofing gets you:
- Ground moisture controlled by a quality vapor barrier
- Active water removed by a perimeter drain and sump pump
- Cost range: $3,000 to $8,000 for most Portland homes
- Maintenance: annual sump pump check, periodic vapor barrier inspection
- Lifespan: 20 to 30 years for the drainage system
What encapsulation adds on top of that:
- Complete elimination of outdoor air as a moisture source
- A sealed, stable humidity environment
- The thermal envelope moves from the subfloor to the stem walls
- Cost range: additional $8,000 to $20,000 beyond a vented system
- Maintenance: dehumidifier (5 to 10 year lifespan), vent fan, condensate pump
For most Portland homes with straightforward ground moisture and seasonal water intrusion, a properly waterproofed vented system achieves 80 to 90 percent of the moisture control that full encapsulation provides, at 30 to 50 percent of the cost.
For homes with severe mold history, HVAC ductwork running through the crawl space, active water intrusion that a drainage system alone cannot manage, or homeowners who want the most complete solution available encapsulation is the right answer. WHEN VENTED IS THE RIGHT CALL
- Your moisture problem is primarily ground evaporation and seasonal water intrusion. A vapor barrier, perimeter drain, and sump pump will resolve it.
- Your budget does not accommodate full encapsulation without financial strain. A well-done vented system is a genuine and lasting solution, not a compromise.
- Your crawl space has no HVAC ductwork. If ductwork is absent, the energy argument for moving the thermal envelope to the stem walls is weaker.
- You want a faster installation with less disruption. A vented waterproofing system takes one to two days and you stay in your home throughout. Encapsulation with spray foam requires 24 hours out of the home during off-gassing.
WHEN ENCAPSULATION IS THE RIGHT CALL
- You have a documented mold problem that a vented system has failed to control.
- Your HVAC ductwork runs through the crawl space and conditioning that space improves system efficiency.
- You want the most comprehensive moisture management available and understand the maintenance requirements.
- Your crawl space has conditions very high groundwater, extreme humidity swings that make active dehumidification essential rather than optional.
