Every spring and fall, we walk into Portland basements and see the evidence of last year’s DIY waterproofing attempts. The buckling waterproofing paint. The hydraulic cement that lasted one winter. The caulk along the cove joint that cracked open by December. The dehumidifier is running in a basement with active water intrusion.
These are not the mistakes of careless homeowners. They are the mistakes of people who tried to solve a real problem using solutions that were never designed for the forces at work in a Portland basement. Here are the seven we see most often.
One thing worth knowing about how we operate: we do not quote every job we inspect. We submit bids to less than 70 percent of the appointments we go on. If we cannot guarantee a fix, we do not give a quote. That means when we recommend a solution, it is because it is the right one not because we want the job.
MISTAKE 1: USING WATERPROOFING PAINT
This is the most common and most expensive mistake in terms of money and time wasted before calling a professional.
Products like Drylok and similar masonry coatings are marketed as waterproofing solutions. They are not and Better Basement does not install them. We believe waterproof paint creates a false and fleeting sense of security. These products may slow the transmission of moisture vapor through a relatively dry wall. They cannot withstand hydrostatic pressure the weight and force of water-saturated clay soil pressing against your foundation from outside.
When saturated Portland soil builds hydrostatic pressure against a painted basement wall, the paint peels. We see this constantly. The homeowner has spent money on paint and lost another season before getting the actual fix. You waterproof a basement correctly by removing the water not by painting over it or trying to make it more difficult to come in.
MISTAKE 2: CAULKING THE COVE JOINT
The cove joint is the seam where your basement floor meets the wall. It is the most common water entry point in Portland basements, and caulking it is one of the most common things homeowners try.
The problem is physics. The cove joint is under pressure from below and from outside. Water pushing up through the joint has enough force to pop caulk out in one winter. Hydraulic cement fares slightly better but fails the same way. Neither material is strong enough to hold against sustained hydrostatic pressure from saturated clay soil.

MISTAKE 3: RUNNING A DEHUMIDIFIER IN A BASEMENT WITH ACTIVE WATER INTRUSION
A dehumidifier removes moisture from the air. It does not stop water from coming through your walls or floor. Running a dehumidifier in a basement that has active water intrusion is removing the symptom while ignoring the cause.
Worse, it can create a false sense of progress. The basement feels drier, the humidity readings improve, and the homeowner thinks the problem is under control until the dehumidifier cannot keep up with a wet November and the floor is covered in water again.
Dehumidifiers are the right tool for managing residual humidity after the active water intrusion has been addressed. Not before.
MISTAKE 4: APPLYING HYDRAULIC CEMENT TO ACTIVE CRACKS
Hydraulic cement can stop an actively flowing crack temporarily. It is useful as a preparatory step before professional crack injection. As a standalone fix, it fails.
Cracks in Portland foundations are caused by soil movement, hydrostatic pressure, and concrete shrinkage over time. The force that opened the crack is still present. Hydraulic cement plugging the opening holds for a season or two and then the crack opens again, often wider than before because the plug forced the water to find a new path.
The correct fix for a leaking foundation crack is polyurethane or epoxy injection, which fills the full depth of the crack rather than just the surface opening.
MISTAKE 5: EXCAVATING OUTSIDE THE FOUNDATION WITHOUT PROFESSIONAL ASSESSMENT
Some Portland homeowners attempt to dig along their foundation and apply exterior coatings or drainage. This is genuinely risky.
Excavation near a foundation changes the soil pressure distribution around it. Done improperly, it can destabilize a foundation that was holding fine. Additionally, applying a waterproof coating to the outside of an existing foundation wall is more difficult than it sounds most DIY applications fail within a few years.

MISTAKE 6: IGNORING GUTTER AND GRADING PROBLEMS WHILE FIXING INSIDE
Many Portland basement water problems have a significant surface water contribution. Gutters that overflow at the downspout, downspouts that discharge against the foundation, and ground that slopes toward the house can send enormous volumes of water toward your foundation with every storm.
Spending money on interior waterproofing while leaving these exterior issues unaddressed means the interior system has to work harder than it should. The correct approach is to fix exterior drainage issues first extend downspouts, correct grading and then address whatever interior moisture remains.
The EPA recommends that the ground within the first six feet of a home’s foundation slope away from the structure. This is a free fix if you have a shovel and a Saturday.
MISTAKE 7: ASSUMING THE PROBLEM IS FIXED AFTER ONE DRY WINTER
Portland’s rainy season varies in intensity from year to year. Some winters are relatively mild. A basement that seemed fine last year may have had inadequate waterproofing that was not tested severely enough.
The mistake is declaring victory after one dry season and skipping the inspection that would have caught the developing crack, the aging sump pump, or the torn vapor barrier. Problems caught early are small repairs. Problems discovered after a bad winter are large ones.
