What questions should I ask waterproofing companies before signing a contract?

You’ve finally decided it’s time to deal with your basement or crawl space issues (congrats, by the way). Now you’re calling around to different waterproofing companies, and suddenly you feel like you’re speed-dating contractors. Everyone promises they’re “the best.” Everyone swears their solution is “the only way.” But how do you separate the real deal from the smooth talkers?

Easy, ask the right questions. Here’s your cheat sheet:

1. What’s Causing the Water Problem?

If a waterproofing company can’t clearly explain why water is coming in, red flag. You deserve straight talk about the root cause, not vague guesses or fear tactics.

2. What Solutions Do You Recommend and Why?

A trustworthy contractor won’t just throw every service in their playbook at you. They’ll explain which solution actually work and fits your home and why. If they’re pushing a “one-size-fits-all” package, that’s usually code for “we don’t care what you actually need.”

3. How Much Will This Really Cost?

No one likes hidden fees. Ask for a clear, detailed estimate in writing. If the price sounds too good to be true, it probably is (spoiler: good waterproofing companies don’t work for peanuts).

4. What Kind of Warranty Do You Offer?

This one’s big. A warranty tells you how confident the company is in their work. Look for waterproofing companies that back their systems with long-term, transferable warranties because “call us if it leaks again” isn’t good enough.

5. How Long Will the Job Take?

Waterproofing isn’t magic, it takes time and a lot of hard work. A good company will give you a realistic timeline and keep you updated along the way. If someone promises they can waterproof your basement in half a day, either they’re lying or you’re not getting a real fix.

6. What’s Your Experience With Homes Like Mine?

Every home is different. Ask if they’ve worked on properties like yours, in your soil and weather conditions. Local experience matters because waterproofing a Portland basement isn’t the same as waterproofing a Phoenix one.

7. Who’s Actually Doing the Work?

Pro tip: make sure the people installing your system are trained employees, not random subcontractors hired off Craigslist. A skilled crew will give you reliable results.

Before you sign anything, remember this: you’re hiring a partner to protect your home, not a fast-talking salesperson. Ask tough questions, listen carefully to the answers, and don’t be afraid to walk away if something feels off.

Because at the end of the day, the right waterproofing company won’t just fix your basement they’ll give you the confidence that water problems are gone for good.

These folks are awesome to work with. Hyper punctual, knowledgeable, and flexible. Not pushy at all and seem to simply want your water problems to go away. I don’t feel their techs would offer or recommend doing anything they wouldn’t do to their own homes.

These guys are pros. They replaced old vapor barrier and insulation in the crawl space and installed a sump pump and fan for our house. Everything was done in a timely matter and looked great. I can now sleep with peace of mind. Would definitely recommend to anyone needing work done beneath their home.
