WHAT IS CRAWL SPACE ENCAPSULATION?

Crawl space encapsulation is the process of fully sealing the crawl space from moisture and outside air. A true encapsulation includes:

A heavy-duty vapor barrier covering 100% of the ground surface, sealed at all seams and anchored to the foundation walls. Professional-grade liner is a minimum of 12-mil thick, significantly heavier and more durable than the thin poly sheeting sold at hardware stores.

The liner extended up and sealed to the foundation walls, so ground moisture cannot travel up the walls and into the framing above.

All crawl space vents sealed or conditioned so outside humid air cannot enter the space. In Oregon’s climate, open vents bring in humid outside air that condenses on cold surfaces inside the crawl space, feeding mold and increasing wood moisture content.

A crawl space dehumidifier (where needed) to maintain safe humidity levels year-round and protect the wood framing from condensation during Oregon’s extended wet season.

This is different from simply laying a thin plastic sheet on the ground — which is a basic vapor barrier installation , not full encapsulation. Both have value. They are not the same thing.

WHY PORTLAND CRAWL SPACES NEED ENCAPSULATION

Portland’s climate creates three moisture threats that a typical unencapsulated crawl space cannot adequately manage.

Ground evaporation. The clay soil beneath your crawl space holds moisture for months during the rainy season. Without a proper vapor barrier, that moisture evaporates upward continuously and is absorbed by your floor joists, subfloor, and insulation.

Humid outside air through vents. Older Portland homes were built with passive crawl space vents intended to dry the space with outside air. In the Pacific Northwest, this approach introduces a second source of humidity into the crawl space, warm, humid outdoor air condensing on cooler interior surfaces. Encapsulation seals those vents and eliminates this problem entirely.

Active water intrusion. When groundwater or drainage from saturated soil actively enters the crawl space, moisture levels far exceed what the wood framing can handle without developing mold and rot. If active water entry is present, a drainage system and sump pump is added alongside encapsulation.

Without addressing these three sources, crawl space moisture problems in Portland do not resolve on their own. They compound, leading to mold growth, wood rot, insulation failure, and degraded indoor air quality in the living spaces above.
