How long will the vapor barrier last?

The vapor barrier—the humble plastic hero that keeps your crawl space dry and your home free from moisture chaos. You’ve installed one (or are thinking about it), and now you’re asking: How long is this thing actually going to last?

Let’s break it down.

First, a Quick Refresher: What’s a Vapor Barrier Again?

It’s basically a thick sheet of plastic that goes on your crawl space or basement floor and sometimes up the walls. Its whole job? Keep ground moisture and soil gases from creeping into your home like a villain in a horror movie.

Not cute. Not optional (if you like dry, mold-free living).

So… How Long Does It Last?

In ideal conditions? A good vapor barrier can last 20 to 25 years (like it will in this crawl space). Yup, two full decades of moisture-fighting glory. But—and it’s a big “but”—that depends on a few things.

Let’s talk about what helps (or hurts) that lifespan.

What Affects How Long Your Vapor Barrier Sticks Around?

✅ Quality of the Material

Cheap, flimsy plastic? It’s like wearing a poncho in a hurricane. Thicker, high-grade barriers (think 10 to 20 mil) hold up way better over time.

✅ Installation Matters

A badly installed vapor barrier is basically just an expensive ground tarp. Gaps, poor sealing, and half-hearted taping mean moisture is still getting in—and your barrier won’t last nearly as long.

✅ Traffic and Use

Are you crawling around down there every weekend storing holiday decorations? Heavy foot traffic can wear it down. Pro tip: if you’re using the space, go for a thicker barrier and maybe throw some protective boards on top.

✅ Pests (aka Nature’s Jerks)

Rodents, insects, and other crawl space gremlins love to chew, scratch, and dig. If they get in, they can shred your barrier like it’s snack time.

✅ Moisture and Drainage Issues

If your crawl space floods or constantly stays wet, your vapor barrier is working overtime. It might still hold up—but it’s under pressure and might need replacing sooner.

How Do You Know It’s Time to Replace It?

You don’t need to be an expert—just look for these clues:

  • Tears, holes, or sagging plastic
  • Moisture or condensation on top of the barrier
  • That delightful musty crawl space smell
  • Mold making a surprise comeback
  • Rodent “presents” or chew marks

If you see any of those, your vapor barrier might be throwing in the towel.

A well-installed, good-quality vapor barrier can last 20+ years—but only if it’s treated right. If you cheap out, ignore it, or let your crawl space become a rodent rave, it won’t last nearly that long.

These folks are awesome to work with. Hyper punctual, knowledgeable, and flexible. Not pushy at all and seem to simply want your water problems to go away. I don’t feel their techs would offer or recommend doing anything they wouldn’t do to their own homes.

These guys are pros. They replaced old vapor barrier and insulation in the crawl space and installed a sump pump and fan for our house. Everything was done in a timely matter and looked great. I can now sleep with peace of mind. Would definitely recommend to anyone needing work done beneath their home.
